Just got possession of my 3BHK at SG Benefit in Raj Nagar Extension last month, and the hidden charges were insane. They sprung so much PLC and EDC on me at the very end, adding almost ₹3.5L to what I thought was my final price of ₹78L. Seriously, nobody spelled these things out clearly during booking, I'm so annoyed. My EMI calculations are totally off now. Is this normal practice for builders like SG Estates, or even Gaurs and ATS in Ghaziabad? Did anyone else face these kinds of surprises at handover? What did you do about it? It feels like a complete bait-and-switch, honestly. Just wondering if there's any recourse or if this is just how it is here.

My uncle had booked a flat with them near Achchheja a few years back, and he faced similar issues with possession delays and then these extra charges. Did you check your BBA (Buyer's Agreement) properly when you booked? Usually, PLC (Preferred Location Charges) and EDC (External Development Charges) are mentioned there, even if vaguely.
