₹35 lakh for a 1BHK in SGS EWS City 1 seems okay on paper, but I'm buying for a home, not just an investment. I work in real estate, so I know what builders don't tell you upfront about super area vs carpet area games. For those already living there, what's the *actual* possession experience like? Any major surprises post-handover? And seriously, what are the *real* monthly maintenance charges? They always quote one thing, but it often shoots up. Is the daily living experience genuinely good, or just 'affordable' on paper? Trying to see past the brochures. Off-the-record opinions on the society vibe and amenity quality would be super helpful.
