Did a site visit to Shagun City Center last week. Honestly, builder ke promises sunke toh lagta hai sab time pe milega, but mera experience bohot kharab raha hai pehle. I'm currently in a 2BHK in Sector 10 and thinking of upgrading to a 3BHK for better appreciation. But the delivery track record for new projects in Greater Noida, especially upcoming ones, is a huge concern. Is it just me, ya sabko lagta hai ki ye dates bas marketing gimmick hain? What's the real ground reality for their previous projects?
I just got possession of my Shagun City Center flat. Builder ki amenity list par mat jao; real useability check karo. Swimming pool abhi tak ready nahi. Kya aapki society mein bhi aisa hua?
Is Shagun City Center actually good for daily living or just looks decent in brochures? I'm so fed up of renting, landlord raised rent again, so finally taking the plunge. My budget is around ₹52.50 L, and Shagun City Center is coming up in that range. It's an upcoming project, so I'm wondering about the actual vibe. Is it genuinely a good home, or just a good investment on paper? How's the daily life there, really? Also, what about the surrounding area? Are there decent schools, hospitals, and markets close by? Commute to major hubs, is that a nightmare or manageable? I'm also curious about the carpet area efficiency. Some layouts just feel cramped, even on paper. What’s the community’s real take on its livability aspects? Any red flags?

Sab capital appreciation glorify karte hain, but nobody discusses actual resale market liquidity. Builder delivery track record ka kya scene hai? 5 saal baad exit strategy kitni tough hogi? Change my mind.

I'm looking purely from an investment POV. Iski pre-launch pricing kya thi? Matlab, current rates pe kitna upside potential dikh raha hai? 5 saal mein exit strategy ke liye resale market kitna liquid hoga? From my experience, upcoming projects mein calculated risk lena padta hai. Not sure if this one will give the expected ROI.
