Shalimar Bagh keeps coming up for a 3BHK upgrade. I'm currently in a 2BHK, wondering if its investment potential for 3-5 years is real, ya bas hype hai? Metro connectivity for daily commute, kitna time lagta hai? Aur family safety, especially at night, kaisa hai? Is the price jump for a 3BHK here truly justified?

Has anyone checked the RERA status or builder's track record for the projects coming up in Shalimar Bagh? I've heard some builders there have a history of delays. For a 3BHK upgrade, I want something reliable, not another project stuck for years. Possession dates are crucial for me.
Humara family wahan rehta hai, safety ka koi issue nahi hai. Raat ko bhi log bahar hote hain, market open rehti hai. It's a very family-friendly area, parks bhi hain. Metro se connectivity bhi theek hai, but depends on your exact destination, sometimes you need a feeder auto.
Which part of Shalimar Bagh are you talking about? Some blocks are definitely better maintained and have better security than others, especially the DDA flats vs. private builder ones. Can you specify the block?

Shalimar Bagh is definitely a prime location but the prices have shot up crazy in the last 2-3 years. I remember my uncle bought a 2BHK there for so much less. Now, for a 3BHK, you're looking at a serious premium. Is that premium justified for a 3-5 year investment horizon? I doubt it. Better check properties near Anand Vihar, maybe you'll get more for your money there.
I agree with the point on prices. My friend bought in Alaknanda and even there, the appreciation has slowed down considerably post-COVID boom. For Shalimar Bagh, I'd say the appreciation has already peaked. Unless you plan to live there for 10+ years, 3-5 years might not give you the returns you expect for such a high entry price. What kind of returns are you expecting from this upgrade?
Haan, prices toh bahut high hain. Builders bhi demand kar rahe hain as if it's South Delhi.
Anand Vihar is good but connectivity is not as smooth as Shalimar Bagh for daily commute to Gurgaon side. Plus, safety for families is generally perceived better in SB. I think the premium is for the lifestyle.

Metro connectivity is actually pretty good from there. Netaji Subhash Place station is close, direct line to many offices in CP/Gurgaon side. Usually 30-45 mins for central Delhi. Safety ka I'm not sure though, especially for women at night.
Bhai, investment potential toh abhi slow hai market mein. Unless you get a really good deal, maybe wait? Prices are already quite high there.
