Visited a few properties in Shalimar Bagh last weekend. Yaar, prices yahan bahut high lag rahe hain, especially for a 3BHK. I know the market, but 3Cr+ for some? Is it really justified? Looking for long-term investment, 3-5 years. Kya appreciation expect kar sakte hain yahan?

Dekho, Shalimar Bagh is a very established locality. Infrastructure, connectivity, schools, hospitals – sab kuch hai. Plus, it's not like new inventory is flooding the market there. The 3 Cr+ tag might seem high, but for a prime, well-maintained property, it's becoming the norm. Long-term appreciation is usually stable in such areas, maybe 7-8% annually, but don't expect a sudden boom.
I saw properties there too, and felt the same. For that budget, I'd rather look at something bigger in Vasant Kunj or even Anand Niketan. Is the appreciation really going to justify this entry price?
But old Delhi properties always hold value. Appreciation might be slower but it's guaranteed, unlike some new builder projects.
Honestly, for 3-5 years, maybe not a huge jump. These prices already factor in a lot of the premium. You'll see steady growth, but not the kind of doubling you might hope for in emerging areas. Depends on your risk appetite.
Totally agree bhai. Shalimar Bagh prices are insane! 3 Cr+ for a 3BHK is just too much, even for Delhi.
