Shalimar Bagh resale deals are seriously underrated

Shalimar Bagh mein resale market kaafi underappreciated hai. Just moved into my 3BHK last month, got it for ₹2.2 Cr. Builder se direct lete toh same configuration ka Altura Homes mein ₹2.4 Cr se kam nahi milta, plus all those hidden charges. My broker actually helped me find a good deal in a well-maintained society. Log kehte hain price correction nahi hota Delhi mein, but secondary market mein negotiation ka scope bahut hai, especially agar seller ko urgent cash chahiye. New projects mein toh builder ka 'no negotiation' policy hota hai. What's your take? Secondary market mein better value milti hai ya new projects mein peace of mind?
