Shalimar Garden: My price vs. potential dilemma

Since last year, I've been tracking Shalimar Garden. 2BHKs now touch ₹65-70L. From my experience, are these prices justified with new infra like Metro? Kya real investment potential hai for 3-5 years? Will ROI sustain? Recent buyers, thoughts?

₹65-70L for Shalimar Garden? Bhai, that's too much! Just last year it was 50-55L. Metro toh theek hai but itna jump? Lagta hai bubble ban raha hai. Meri toh himmat nahi ho rahi itne mein lene ki.

Totally agree! Valuation seems stretched. Ahinsa Khand 1 mein bhi same rate chal raha hai.
