Pre-launch se ab tak kitna price move hua hai? Long-term mein resale market kitna liquid hai for such a high-end project? Shapoorji ka delivery track record Gurugram mein kaisa raha hai, timely possession dete hain ya delays common hain? What's your honest opinion on this project purely from an investor's perspective? Dekho, investment ke liye sabse pehle facts check karo. Original poster ne pucha hai delivery track record, but Gurugram mein Shapoorji ka recent delivery status kya hai? RERA number aur possession date kya hai iss project ki? Aur agar pre-launch se itna badh gaya hai, toh kya abhi bhi entry point accha hai ya we missed the boat?
Good questions! The RERA number for Shapoorji Pallonji The Dualis is RC/REP/HARERA/GGM/939/671/2025/42. Possession date is quite far, 2031-12-01. That's almost 7 years away. Pre-launch mein
Shapoorji ka naam hi kaafi hai bhai. Quality toh top-notch hoti hai. Premium justify hota hai aise projects mein.
Yaar, 5.85 Cr for a 3BHK is just insane, no matter how good the builder is. Main toh soch bhi nahi sakta itne budget mein. Is price point pe investment return kaise justify hoga? Lagta hai Gurugram ka market kuch zyada hi inflated ho gaya hai, especially near Airport Road. Kya ye bubble phatega nahi kabhi?
But, Shapoorji is a premium brand, they cater to a specific segment. You can't compare it with regular projects. The amenities, location, and exclusivity justify the premium for certain buyers. Investment returns might be slower but more stable in the long run, for sure.
Totally agree! 5.85 Cr is a huge amount for a first-time investor. Mera toh pura budget hi 1.5 Cr ka hai.
