Since January I've been tracking Noida's resale market. Shatabdi Rail Vihar completed hai, but I'm worried about its resale liquidity. Initial appreciation dikhi hai, but what's the actual rental yield people are getting? My concern is the investor ratio; will it be tough to offload in 5 years? Kya exit strategy hai for investors here?

Dekho, 2003 ka project hai toh established area hai. Location is prime, connectivity achhi hai. Initial appreciation is a good sign. But haan, investor ratio high hoga toh rental yield might not be great. ₹64 L – ₹1.5 Cr ki range mein abhi bhi options mil jaate hain, but future growth potential thoda limited lagta hai compared to newer sectors. Still, it's not a bad option for end-users seeking a ready-to-move in place without RERA hassles.
Noida ke older sectors mein rental yield generally low hi rehta hai, especially in investor-heavy projects.

Totally agree. My uncle had a flat in a similar old society near Alpha I Greater Noida, took ages to sell it. The maintenance costs also start piling up after so many years, which scares off new buyers. Rental yield bhi utna attractive nahi hota.
