₹95 lakh for a 2BHK in Shivajinagar — is this market rate? My budget was ₹80L, so prices dekh ke shock lag raha hai. Yahan negotiation possible hai kya? Also, traffic ka kya scene hai towards CBD? Peak hours mein commute kitna lagta hai? Investment potential bhi dekh raha hoon for next 5 years, kya appreciation milega?

Investment potential for Shivajinagar is tricky. It's already quite developed, so exponential appreciation in 5 years might not be as high as emerging areas like Aavalahalli or even some parts near Agrahara Layout. You might get decent rental yield due to proximity to CBD, but capital appreciation ke liye maybe look at areas with upcoming infrastructure. Don't just blindly follow the hype, research properly.
But what about connectivity from these emerging areas? Aavalahalli and Agrahara Layout are far from CBD. My office is in MG Road, so commute time is a huge factor. Is it

Haan, Shivajinagar mein prices have shot up post-pandemic. CBD traffic ka toh poochho mat, peak hours mein 45 mins se 1 ghanta pakad ke chalo for even 5-6 km. Metro se better hai, but station kitna paas hai, woh bhi dekhna padega.
Bhai, 95L for 2BHK in Shivajinagar is insane! Mera bhi budget 80L tha, same shock laga. Negotiation toh mushkil hi lagta hai.
Negotiation is possible, but usually only for minor things like modular kitchen upgrades or parking. On the base price, they rarely budge much unless it's an old project with unsold inventory. My experience with a project near Ulsoor was similar.
Totally agree. Builders are just quoting crazy prices everywhere. Koi sunta hi nahi negotiation ka.
