Shivajinagar keeps coming up as an option for upgrading from my 2BHK. I'm eyeing a 3BHK there, already have a home loan. Is the investment potential truly strong for the next 3-5 years, considering the traffic situation? Are rents good enough to justify the higher EMI? Curious about resale too.

Totally agree with considering Shivajinagar! My cousin bought a 2BHK there near Commercial Street 4 years ago and the property value has almost doubled. Yes, traffic is a pain, but the convenience of having everything nearby – markets, hospitals, metro – is unmatched. For a 3-5 year horizon, I think it's a solid bet, especially if you're upgrading and staying there yourself. Rental yield might be okay, but capital appreciation is where the real game is.

Bhai, traffic ka toh haal mat poochho Shivajinagar mein. Weekdays mein toh nikalna mushkil ho jaata hai. Rents shayad high honge because of the central location, but will it cover a higher EMI? Doubtful, unless you get a really good deal. Resale value might be tricky due to congestion.
