Shivpuri buyers, are these resale quotes actually justified?
Is anyone else finding resale prices in Shivpuri totally disconnected from ground reality? I work in real estate but buying for myself is different, boss. Super area games yahan alag level par chal rahe hain. Demanding ₹65L for cramped 2BHKs without proper parking makes zero sense. Disagree? Tell me why.

Drop hi karna better option lagta hai yaar, but then looking at Abhay Khand options, wahan toh purani properties ka bhi quote 75L touch kar raha hai. Samajh hi nahi aa raha budget badhayein ya wait karein.
Bhai honestly speaking, Shivpuri rates are pushed purely by investor cartels who bought during the initial dip. Ek broker mujhe bol raha tha ki circle rates revise hone wale hain isliye abhi le lo varna regret hoga. Haan water scene is bad, and now with power cuts in peak summer it gets worse. My friend moved near Ahinsa Khand II just to avoid these civic headaches, but even there prices have gone crazy recently.
Wahan mostly submersibles hi chal rahe hain, GNN supply bilkul erratic hai according to two owners I spoke with during site visits. Upar se TDS itna high hai ki normal RO filters fail ho jaate hain within six months.

Mere jaisa pehli baar lene wala insaan bas anxiety me hi reh jaye. Should I totally skip Shivpuri and stretch my budget for Indirapuram side?

Bank loan calculate karke meri toh neend udd gayi hai. Is anyone actually paying this much, or are they just quoting random numbers to test the waters?
68L for 520 carpet is insane, please don't fall for it! Meri savings limited hain so I keep tracking Ghaziabad circle rates, and actual registry values are way lower than what these sellers quote. Ek uncle told me negotiate hard on table, easily 8 to 10 lakhs drop ho jata hai final token ke time.
Bhai people are not paying, it is mostly artificial hype created by local brokers. I got scared seeing quotes near Shivpuri and checked Ahinsa Khand II instead. Wahan also resale rates are steep, but at least society maintenance and basement parking proper milta hai.
