Under-construction flats are a nightmare, honestly. We booked a 3BHK with Keys Infra Ventures India LLP in Tathawade almost 2.5 years ago, and possession is still nowhere in sight. They promised OC within six months, but now my kids' school admission is jeopardized, and we're stuck in a rental. My wife's priority was always a safe, ready home for the children, and this delay is just draining us. They keep making excuses about approvals. Is anyone else facing this with Keys Infra or other Pune builders? What did you do? Should we push for a refund or wait it out? I'm so frustrated.

This is such a tough spot to be in. Refund ki baat karna bhi mushkil hai because sometimes you only get the principal amount back, and you lose out on the property appreciation and the rent you've paid. Waiting it out means more uncertainty. What's the current market value of a similar ready-to-move flat in Tathawade compared to your booking price? That might help you weigh your options better.
Exactly, market value toh badh gaya hoga. But refund mein sirf principal milta hai, interest ka kya? Aur agar interest mila bhi toh kitna? Yahi toh dilemma hai. If the appreciation is significant, waiting might seem better, but the mental stress is real.
Tathawade mein ready-to-move toh ab 15-20% upar hi mil raha hoga, especially after all these delays. Market is good there.
While your experience is truly terrible, I wouldn't say *all* under-construction projects are a nightmare. Some reputed builders in Pune do deliver on time, or with minimal, transparent delays. But yes, due diligence is absolutely critical. Current market conditions, especially with rising material costs and fluctuating interest rates, are making it tough for many builders to stick to timelines. It's a gamble, and unfortunately, you got unlucky. Did you consider checking the builder's financial health before booking?
Bhai, I feel for you. School admission aur rental ka kharcha, it's a double whammy. Keys Infra ka RERA ID kya hai? Unki official RERA status kya dikha rahi hai? Usse thoda clear picture milega ki kitna delay officially reported hai, ya unhone koi extension liya hai kya.
Exactly, RERA website pe jaake project ka naam daalo ya builder ka. Poora status mil jaayega, including revised possession dates if any. Agar OC ki date cross ho gayi hai aur builder ne RERA se extension nahi liya, toh you have strong grounds for legal action. Refund with interest bhi mil sakta hai, but that involves lawyers and time. Check the RERA status first, that's your first step.
RERA ID toh online mil jaayegi. Builder ka naam search karo bas, mil jaayega sab detail.
Ye toh common story hai Pune mein. Mera bhi experience kuch aisa hi raha hai ek builder ke saath Ambegaon mein. 3 saal ho gaye, aur abhi tak OC ka naam nahi. Humne toh phir finally refund ke liye push kiya tha, but it was a long, tiring battle. You need to gather all your documents and check their RERA status thoroughly. Did you check their past project delivery timelines before booking? Sometimes that's a red flag you miss in the excitement.
Oh man, your situation sounds so stressful. I can totally relate to the fear of booking under-construction. Meri bhi yahi tension hai ki kahin mera paisa bhi na phans jaaye. Keys Infra ka toh naam suna tha but delays ka itna severe issue hai, pata nahi tha. Kya Keys Infra ka RERA registration bhi late hua tha?
Sahi baat hai, mere dost ka bhi Amanora Park Town mein same issue hua tha ek chote builder ke saath. Builders bas promises karte hain, aur phir approvals ka bahana. It's a huge risk for first-time buyers like us.
Haan bhai, bohot builders ka RERA registration hi late hota hai. Keys Infra ka toh pehle se reputation theek nahi tha market mein. Careful rehna chahiye tha.
