**Noida Extension is overrated for investment, tbh.** I bought a 2BHK there back in 2018, thinking Jewar airport hype will boost prices crazy high. ROI hasn't been as good as I hoped. I'm also looking at Sector 84, SAP Homes Pvt Ltd projects, but not sure if I should invest more or just sell what I have. Rental yield is pathetic. Anyone else facing this dilemma? Should I wait longer or cut my losses?

Ultimately, it depends on your risk appetite and financial situation. Diversify your investments.
Noida Extension is good for end-use, not so much for quick investment returns. That's my take.
So, U1, what are you leaning towards now? Selling or holding?
Don't just look at rental yield. Capital appreciation is also important. Hold on to your property, prices will eventually go up.
Bhai, I bought a plot in Yamuna Expressway authority area. Land toh mil gaya, but development kab hoga pata nahi.
The new metro line extension might help Noida Extension in the long run. But it's still a gamble.
I'm more interested in commercial property in Noida. Any suggestions?
Did anyone face issues with registry in Noida Extension? Heard there are some pending issues.
Haan, some societies have registry problems. Check with your lawyer before buying.
Jewar airport ka impact toh 5-7 saal mein dikhega. Patience rakho. Aur thoda hold karo.
Noida mein property investment is all about location, location, location. Noida Extension is just too far from everything.
Anyone invested in ATS projects? Their delivery is usually on time, right?
ATS is generally good, but even they have delays sometimes. Check RERA records.
I've been renting in Sector 62 for 5 years. Considering buying, but prices are so high! Is it even worth it?
Sector 150 is doing well though. Greenery and better infrastructure. But prices are already high.
Don't sell now. Interest rates are high, so fewer buyers. Wait for rates to come down, you'll get a better price.
I'm also thinking of investing in Sector 84. What's the current rate per sqft there?
Depends on the project, but expect around 5500-6500 per sqft.
Bhai, negotiate karo. Builders are desperate to sell inventory.
Mera bhi same experience tha 2 years ago. I sold my property in Noida Extension at a loss. Now investing in mutual funds. Real estate is too risky.
Totally agree yaar. Noida Extension mein toh bohot supply hai. Competition itna zyada hai ki rent bhi nahi milta theek se.
Bhai, 2018 mein kharida toh abhi tak hold karo. Market cycle hai. Sell karne mein loss hi hoga. Jewar ka impact toh aane mein time lagega. Sector 84 mein SAP Homes ka track record check karna, before investing.
SAP Homes ka RERA number check kiya? Completion dates regularly miss karte hain.
Exactly! Don't fall for the marketing. Visit the site multiple times, talk to existing residents if possible.
I bought in Sector 78 back in 2016. Same story. Airport hype, but prices haven't moved much. Rental yield is a joke. Thinking of selling and moving to Bangalore.
