Did a site visit to Paradise Enclave on Saturday and honestly wasn't expecting this. Project ka location toh sahi laga, but I'm looking for investor perspective. Kya real capital appreciation hua hai since launch? Matlab, agar koi 2-3 saal pehle liya tha, uska ROI kitna bana? Also, current rental yield kya hai for a 2/3 BHK? Kitna expect kar sakte hain monthly? Resale market kitna liquid hai yahan? Koi bata sakta hai actual scene kya hai? Not sure if it's worth it.

Sabki baatein sunke toh aur confuse ho gaya hoon. Ek taraf location achhi lagti hai, dusri taraf delays, illiquid market, aur low rental yield ka darr hai. Lagta hai first-time buyer ke liye yeh project bahut risky hai. Original poster, aapne finally kya decide kiya?
Agar aap liquidity aur quicker appreciation chahte ho, toh Manimajra ya old Chandigarh ke resale flats dekh lo. Wahan prices stable hain aur rental demand bhi achhi hai. In new projects mein investment fasne ke chances zyada hain, jab tak ki builder ka track record super strong na ho. Ye Paradise Enclave ka toh 'status: null' hi dikhta hai har jagah, which is a red flag.
Manimajra mein kitna difference hai approx prices mein? Kya wahan 2BHK budget mein mil jayega?
Totally agree with U8. Maine khud Rasulpur ke paas ek project mein invest kiya tha 4 saal pehle, socha tha achha ROI milega. Ab bechna hai toh koi buyer hi nahi mil raha. Prices bhi utne nahi badhe jitne expect kiye the, aur jo badhe hain woh inflation se bhi kam hain. Resale mein discount dena pad raha hai. Better to stick to established areas for first-time buyers like us.
Dekho bhai, agar long-term investment ka soch rahe ho 10+ saal ke liye toh shayad theek ho, but 2-3 saal mein capital appreciation expect karna mushkil hai. Current market conditions Chandigarh mein thodi slow hain, especially for new projects in emerging areas like this. Rental yield ki baat karein toh, 2BHK ka 12-18k aur 3BHK ka 18-25k expect kar sakte ho, but occupancy rate high rakhna bhi ek challenge hai. Resale market yahan bahut illiquid hai, buyers milna mushkil hai kyunki sabko naya hi chahiye aur builders ke pass inventory bahut hai.
Main bhi Paradise Enclave mein interested tha, site visit ke baad location toh achhi lagi thi, specially connectivity to New Chandigarh. Ek friend bol raha tha ki future mein Mullanpur area mein growth potential bahut hai. Lekin capital appreciation aur rental yield ka actual data nahi mil raha. Koi bata sakta hai ki abhi average price per sqft kya chal raha hai yahan?
Haan, rental yield ka toh scene bohot tight hai. Itni supply hai, kaun lega rent pe? Aur monthly expect kitna kar rahe ho bhai? 15-20k se zyada toh 2BHK ka nahi milega, woh bhi agar koi mil jaye.
Price per sqft toh 4500-5000 ke aaspaas chal raha hai, depending on the unit. Lekin sirf price mat dekho. Maintenance charges, hidden costs bahut hote hain. Aur as U2 mentioned, agar possession hi delay ho toh ROI kaise calculate karoge? Rental yield bhi yahan mushkil se 2-3% se zyada nahi milega, market saturation bahut hai.
Bhai, location toh theek hai, agree karta hoon. Par Paradise Enclave ka naam sunke thoda darr lagta hai. Is builder ka track record kuch khaas nahi hai. Real capital appreciation toh tab hoga na jab project time pe complete ho? Koi batao, RERA registered hai kya ye project aur possession ka kya status hai?

Sahi keh rahe ho yaar. Mere ek dost ne inke ek pichle project mein invest kiya tha Mullanpur Garibdass mein, 3 saal ho gaye, abhi tak possession nahi mila hai. Sirf extensions pe extensions. Capital appreciation toh door ki baat, uska toh investment hi stuck hai. Paradise Enclave ka bhi same haal sunne mein aaya hai. Resale mein toh koi poochta bhi nahi aise projects ko, liquidity zero hai.
