Should I pick Noida studio or explore Lucknow instead?
Yaar I was planning to invest in a studio apartment in Noida, but came across this comparison between Lucknow Shaheed Path and Ayodhya. The rental potential around Shaheed Path caught my attention. Honestly thoda confused hoon ki Noida mein hi stick karun ya tier-2 cities like Lucknow actually offer better ROI? Noida prices are already quite high compared to Lucknow. What do you guys think, is Lucknow worth exploring over Noida?

Pura week yahi research kiya maine. Noida gives you liquidity, whenever you want to sell, buyer mil jayega quickly. Lucknow Shaheed Path is good for long term hold, say 8 to 10 years, par agar emergency mein bechna pada toh buyer milna mushkil ho sakta hai. So tell me, are you looking purely for monthly rent or capital appreciation after 5 years?
Actually I am in the exact same boat as the original poster. I need steady rent to cover at least 60% of my EMI because salary is limited, but at the same time I cannot afford Noida high ticket sizes. Both options feel equally risky in different ways yaar, dimag ghoom gaya hai.
I visited Alistonia Estate in Greater Noida recently just to check resale rates and talk to locals. Sab bol rahe hain metro expansion and airport news ne rates artificially upar kheench diye hain. It makes you feel priced out completely. If your budget is strictly under 35 lakhs, Noida mein compromise karna padega on location or size, that is why Lucknow feels so tempting.
Honestly I was looking at Alpha II last month for options, but prices in Noida and Greater Noida are running on pure speculative hype these days. New launches are pricing everyone out. But meri ek basic query hai, does Shaheed Path actually have good IT crowd to rent studios, or is it mostly families looking for 2BHK and 3BHK?
Spot on. Main bhi wahi soch raha tha ki Lucknow mein agar bachelor studio rent nahi karega toh exit kaise milega? Capital appreciation might happen slowly, par resale ke time studio flat bechna Tier-2 mein tough ho sakta hai.
Mostly families and hospital staff bhai. Medanta aur HCL IT city ke log aate hain, but majority prefer 2BHK on rent because living cost in Lucknow is low, so people prefer bigger spaces. Studio apartment concept Tier-2 mein itna fast pick nahi karta jitna Noida mein chalta hai bachelor crowd ki wajah se.
Noida studio apartments have massive maintenance charges and commercial electricity rates. Mera dost leke baitha hai expressway pe, rental yield barely 3-4% nikalta hai after paying maintenance. Please verify the maintenance structure before signing anything.
Same dilemma chal raha hai mere dimaag mein bhi. Noida studios are touching 45 to 50 lakhs now, budget bilkul stretch ho raha hai mera. Lucknow Shaheed Path side Medanta aur Lulu Mall ke paas rental demand sunne mein toh solid lag rahi hai, but being my first purchase, dur invest karne mein darr lagta hai. Is it actually easy to manage property sitting in another city?
That is true, but Noida entry prices are totally crazy right now. Even around Alpha I Greater Noida, older resale apartments are asking insane numbers per sqft. Lucknow mein at least 30-35L mein decent brand builder ka studio mil jaata hai, so EMI anxiety thodi kam rehti hai.
Bhai managing from outside is pure headache. My uncle bought a flat near Shaheed Path, tenant dhundne ke liye har baar broker ko commission do, repair work ke liye koi bharosemand banda nahi milta. If you are a first timer with a tight budget, keep it close to where you live.
