Should I risk an upcoming project's builder in Bengaluru?
Bengaluru projects ka scene thoda confusing lag raha hai. I'm looking at MLN Heights, jo upcoming hai, aur Geown Oasis Phase 2 jo ongoing. Honestly, as someone jo real estate mein hoon, I know under-construction ka risk kitna hota hai. MLN Heights ka builder naya hai, toh track record pe thoda doubt hai. Geown ka theek hai but Phase 2 mein delivery time ka kya scene hai? Koi experience share kar sakta hai in builders ke saath? Especially timing aur quality ka. Not sure if it's better to wait for something closer to possession ya risk lena chahiye. Kya lagta hai?

U9, site visit toh theek hai, but naye builder ka track record hi sabse important hai. MLN Heights mein 130 units hain, toh construction pace maintain karna bhi challenge hoga. Budget-conscious ho toh existing properties ya RERA-approved near-possession projects dekhna better hai. Risk lena hai toh returns bhi high expect karne padenge.
U1, for MLN Heights, have you visited the site? Sometimes even for upcoming projects, you can get a feel for the builder's seriousness from the initial setup and sales team. But honestly, 2028-12-01 is a long time. The Bengaluru market is very dynamic. What if the area around MLN Heights doesn't develop as expected?
U7, I think U6 is talking about 'Sai Dreams'. Their project was supposed to finish in 2021. Still incomplete. Coming back to U1's question, Geown Oasis Phase 2 ka RERA ID hai PRM/KA/RERA/1251/308/PR/210219/003923. You can check the updated possession status there. Usually, RERA dates are more realistic than what sales guys tell you.
U6, that's scary to hear. What was the builder's name in Adigara Kallahalli? Just so we know what to avoid. U1, for MLN Heights, a new builder with an upcoming project, it's crucial to check their financial backing and if they have any other completed projects under a different name. Sometimes they rebrand. Ye Geown Oasis Phase 2 ka RERA ID kya hai?
U5, exactly! My cousin invested in a project in Adigara Kallahalli by a relatively new builder, and it's been stalled for two years now. RERA mein complain bhi kiya, but nothing concrete. Geown ka naam toh hai, but as U4 said, delays are common. You have to factor that in. U1, have you checked the RERA status and past projects of MLN Heights' builder?
I agree with U2. Naye builder se door raho. MLN Heights 2028-end, that's almost 5 years away! So much can change. Plus, 130 units, agar demand nahin aayi toh project अटक सकता है. Better to go with someone who has delivered. Geown ka naam toh suna hai, but Phase 2 mein kya status hai, ye confirm karna padega. Kya unki completion certificate ki date available hai?
U1, Geown Oasis Phase 2 ka delivery time generally 6-12 months ka buffer leke chalo from what they commit. My friend booked in their Phase 1 near Akshayanagar and got possession 8 months late. Quality was fine, but the delay was frustrating. Naye builder ka risk toh aur bhi zyada hai, especially with current market conditions where material costs are fluctuating.
U1, totally understand your dilemma. Naye builders se toh darr lagta hai. MLN Heights mein 130 units hain, toh funding ka bhi issue ho sakta hai agar sales slow ho. Maine suna hai Aavalahalli side mein bhi ek naya project delay ho gaya tha because builder got stuck. Geown Oasis Phase 2 ka delivery time kya bol rahe hain sales wale?
Bhai, MLN Heights ka price range ₹1.4 Cr – ₹1.9 Cr hai aur possession date 2028-12-01. Itna lamba wait aur naya builder, thoda risky lag raha hai. Especially Bengaluru mein delays kaafi common hain. Aap Geown Oasis Phase 2 pe focus karo. At least unka track record hai.
