Should I target resale for better investor value?
Secondary market deals mein kya real value milti hai Greater Noida mein? I'm looking at a 2BHK in Sector 41, maybe an older Earthcon project, but not sure if resale is actually better for an investor. Builder se direct kharidne mein toh negotiation scope kam rehta hai, right? Log kehte hain secondary market mein thoda price crunch ho sakta hai, especially for flats that are 5-7 years old. Kya wahan 5-10% ka discount expect kar sakte hain from the current market rates, say for a 2BHK in the ₹70-80L range? Ya phir builder se hi try karna chahiye for a new project, even with higher PLC charges? Jewar Airport ke paas toh prices badh rahe hain, toh kya older projects mein abhi bhi underpriced assets mil sakte hain? Confused hoon about total acquisition cost difference. Any insights?

Bhai, same confusion chal rahi hai meri bhi! Resale mein lagta hai ki ready-to-move mil jaayega aur thoda discount bhi, but phir legalities aur hidden charges ka darr lagta hai. Builder se toh seedha deal, par price negotiation ka chance kam. Personally, I'm leaning towards resale for a 2BHK in Greater Noida, especially if the price is right, say around 65-70L for a good location.
