Looking at a 2BHK with GRC Group in Chipiyana Buzurg, around ₹65L. They're pushing pre-launch hard, saying it's a great deal compared to open market. But I'm honestly nervous about hidden charges that only pop up at possession. Like, are there unexpected PLC or maintenance deposits? Also, is a construction-linked payment plan truly smarter for investors than a bigger down payment with these types of projects? My parents keep saying builders always have surprises. Has anyone actually saved significant money with pre-launch or do these costs just nullify the discount?
