Salarpuria Sattva ke Kukatpally project mein hidden costs kitne ho sakte hain? Builder bol raha hai all-inclusive price hai, but I'm worried. Stamp duty, registration ke alawa aur kya costs lagte hain? Interiors ka budget kitna rakhna chahiye? Total kitna extra pakad ke chalun, honestly not sure.

My friend bought a flat in a reputed project near Banjara Hills two years back. Builder ne bhi all-inclusive bola tha. End mein 8-10 lakh extra lag gaye. Society formation charges, water connection, gas connection, power backup installation – yeh sab alag se aaya. Plus, the interior budget they suggested was way off. Jo 5 lakh mein ho jaana chahiye tha, usmein sirf kitchen aur ek bathroom bana. Baaki ke liye aur 7 lakh nikalne pade. It's a huge mental and financial drain.
U10, basically the basic construction cost and a very bare-bones finish. No modular kitchen, no wardrobes, no fancy light fittings. Even the basic electrical points were there, but if you wanted extra, that was chargeable. The so-called 'amenities' like gym or clubhouse also had a one-time membership fee that wasn't mentioned initially. It felt like they just included the RERA carpet area cost and nothing else.

Bhai, 'all-inclusive' sunte hi mera toh dimaag kharab ho jaata hai. No builder ever gives a truly all-inclusive price. There are always some charges that pop up later, like maintenance advance, corpus fund, electrical meter charges, sometimes even amenities charges for things they promised free. Be very careful.
U7, good question. Look for clauses like 'infrastructure development charges' (IDC) or 'external development charges' (EDC) that might not be part of the base price. Also, GST is usually added on top of the base price, and sometimes builders don't include it in their 'all-inclusive' pitch. Parking space charges are another common one, often quoted separately even if they say 'all-inclusive'. These charges can easily add another 5-7% to your total cost, apart from stamp duty and registration.
