Show flat carpet area is an illusion.

Did a site visit to Swaraj Homes Vijayant Enclave on Saturday and honestly wasn't expecting the ₹2.10 Cr–₹2.33 Cr range for a 3BHK. My parents keep saying location is key, but the actual carpet area in show flats often feels so different from the brochure. I had no idea how important it is to literally measure rooms during a second visit, not just trust the furniture layout. Is it genuinely good to live in daily, ya bas paper pe acha hai? I’m worried about the schools nearby and daily market access. Also, living space kitna efficient hai, like does the actual carpet area feel squeezed? Any residents here who can shed some light on the reality after moving in? Hope this helps someone check dimensions properly.
