Is judging builder quality purely from a show flat a huge mistake for investors? I'm looking at Birla Arika for an investment property, thinking about resale value and attracting good tenants later. My parents keep saying 'check construction quality yourself', but what does that even mean when it's under construction? Beyond the finished show flat, what visible signs should I be looking for at the site to actually gauge future issues like seepage or fitting quality? Do things like the actual green spaces being developed, or how they're handling security infrastructure during construction, really tell you something about the final product's long-term appeal? Any red flags you've seen during site visits that actually predict problems after possession? What do you guys think?

Yaar, mere friend ne ek project mein invest kiya tha, show flat dekh ke. Baad mein construction site pe jaake dekha toh materials aise hi pade the, baarish mein sab kharab ho gaya. Unko baad mein seepage issues bahut aaye. Birla Arika ka possession date 2031-12-01 hai, kaafi time hai. Kya RERA number GGM/914/646/2025/17 correct hai? Itna lamba wait time, quality compromise toh nahi karenge? Aur bhai, construction ke time pe hi check karna padta hai ki cement bags open toh nahi pade hain, ya steel bars rust toh nahi ho rahe. Ye red flags hote hain.
Totally agree with the sentiment! Birla ka naam toh hai, but for such a big investment, especially an upcoming one, a show flat is hardly enough. Bahut risky ho jaata hai.
Bhai, show flat toh bas dikhawa hai. Mere ek senior ne bhi aise hi galti ki thi ek project mein. Andar se construction quality ekdum bekar nikli. Builders sirf marketing pe focus karte hain, asli kaam pe nahi. Parents sahi keh rahe hain, khud jaake dekhna hi padega, warna baad mein rona padega.
