Capital appreciation for projects like Shree Apartment in Ghaziabad feels stagnant lately. I'm currently in a 2BHK and thinking of upgrading to a 3BHK there, but I'm worried about long-term ROI. Iska resale market kitna liquid hai actually? And rental yield bhi kitni expect kar sakte hain, any real numbers? Builder ka delivery track record kaisa hai? Not sure if the capital appreciation will justify the jump.

Exactly what U6 said. My friend is also stuck. Capital appreciation has been minimal since 2019-2020. The jump to 3BHK might not be wise if you're purely looking
Resale market for Shree Apartment is indeed not very liquid. I tried selling my 2BHK there last year, and it took me 8 months to find a buyer, and that too at a very marginal profit. Rental yield is barely 2.5-3%, jo ki bank FD se bhi kam hai. Builder ka track record? Let's just say 'null' in the best case, 'negative' in others.
