Since January I've been shortlisting Ghaziabad properties for investment, primarily Shri Balaji Apartment. I'm based in Dubai, so I can't do a site inspection myself. I'm worried about project delivery track record and actual rental yields. What's the real ROI like there? Is their RERA status clear? Any insights on actual possession timelines for recent phases? I'd need a reliable property manager too. Honestly, not sure if I should proceed just on paper.

Bhai, Shri Balaji Apartment ka naam sunte hi darr lagta hai. Main khud Ghaziabad mein property dekh raha hoon pichle 6 mahine se, aur is builder ka track record kuch khaas nahi hai. Delivery delays bahut common hain, aur RERA status 'null' dikhana toh seedha red flag hai. Dubai se invest kar rahe ho toh aur careful rehna padega. Maine suna hai Ahinsa Khand II mein bhi inke projects late hue hain pehle.
