Is Shri Balaji Apartment's construction quality good post-possession? Fed up of renting, landlord ne phir rent badha diya. Finally taking the plunge for my own home in Ghaziabad. Brochure looks good, but I'm worried about ground reality. Brochure mein sab gold standard lagta hai, par kitna sach hai? Clubhouse aur gym facilities, daily usable hain ya bas showpiece? After a year, cracks ya seepage issues start? Maintenance high hain, but is service quality worth it? My EMI vs rent math is working, I don't want a headache. What's the real scene for residents? Any honest experiences? Should I consider it?

Dekho, every project will have some issues. It's about how the builder handles them. My advice would be to talk to people who have taken possession in their *other* projects, if any. That will give you a better idea of their post-possession service. Also, check their legal documents thoroughly. Ghaziabad mein bahut saare projects mein delays aur quality issues common hain, so due diligence bahut zaroori hai. Don't rush into it just because rent is high. Sometimes, a bad purchase is worse than high rent.
What about the maintenance charges? U1 ne mention kiya tha ki high hain. Kitne high? Agar amenities hi functional nahi hain toh itne paise dene ka kya fayda? Aur kya maintenance team in-house hai ya third-party?
U5, aapki baat bilkul sahi hai. Legal documents aur builder ka track record, ye do cheezein sabse important hain. Abhay Khand mein mere ek colleague ne ek flat liya tha, 3 saal ho gaye, abhi tak registry nahi hui hai. Builder ne NOC ka bahana bana diya hai.
Yaar, Ghaziabad mein ghar lena ek challenge ban gaya hai. Jabse interest rates upar gaye hain, budget aur tight ho gaya. Shri Balaji ka price per sqft kya quote kar rahe hain aapko? Aur kya koi flexibility hai payment plan mein? Agar quality compromise ho rahi hai, toh price toh justify hona chahiye.
I visited Shri Balaji Apartment site last month. Construction looked okay from outside, but the interiors of the sample flat felt a bit... basic. The clubhouse was still under construction, not sure if it will be fully functional by possession. Facilities ka toh pata nahi, but location wise the connectivity is good from Ghaziabad main areas. Maintenance charges toh har naye project ke high hi hote hain aajkal.
U9, resident se baat karna mushkil hota hai jab project poora nahi hota. Main toh hamesha un projects ko prefer karta hoon jahan kuch families already shift ho chuki hain, tabhi real feedback milta hai. Warna sab hawa mein baatein hoti hain.
Basic interiors? That's a concern. Brochure mein toh designer fittings dikhate hain. Yeh builders ka common tactic hai, sample flat mein sab best dikhao aur actual mein compromise karo. Kya aapne kisi actual resident se baat ki thi wahan?

U7, 'null' status ka matlab yeh ho sakta hai ki project abhi tak complete nahi hua hai ya phir Propmyna ke database mein update nahi hai. But agar RERA nahi hai, toh red flag hai. Builder se RERA ID maango pehle.
Achchheja mein to bahut builders ka yahi haal hai, especially post-COVID. Market thoda slow hua toh kaam bhi dheela pad gaya. Shri Balaji ka status 'null' dikha raha hai, iska matlab kya abhi tak RERA mein bhi properly registered nahi hai kya?
Sahi keh rahe ho. Builder ka background check sabse important hai. Mere cousin ne bhi ek project mein phans gaya tha, 2 saal late ho gaya project aur quality bhi compromise ho gayi. Isliye main toh bahut cautious ho gaya hoon.
