Shri Shyam Realty Chanakyapuri: My negotiation reality check

Did a site visit to a Shri Shyam Realty project in Chanakyapuri last week. Broker bola tha negotiation possible hai, but builder toh budge hi nahi raha. I work in real estate but buying for myself is a whole different ball game. Hidden charges like PLC and maintenance deposit are killing the budget. Is secondary market better for negotiation in Delhi?
