Been looking for a 3BHK upgrade. Shri Shyam Realty Homes is on my radar. Is its resale market liquid? Worried about the investor ratio affecting future exit. Any insights on actual buyer profiles?

The investor ratio concern is super valid. Jab itne kam units hote hain, toh chances hain ki sab investors hi honge, hoping for quick appreciation. But with 'Rera Not Applicable' and a weird possession date for a 'completed' project, I doubt much appreciation will happen. It sounds like a difficult exit strategy already. Plus, the price range ₹92 L – ₹1.2 Cr for just 4 units feels a bit steep if there's no RERA.
Totally agree. Delhi market mein abhi buyers bahut cautious hain, especially for projects without RERA. Liquidity ka issue toh pakka hoga. Better to look for bigger societies, wahan options bhi zyada milenge.
Exactly! Aur possession date 2025-01-01 hai, but project status 'COMPLETED' dikha raha hai. Yeh kya scene hai? Itne kam units (4 units) mein liquidity kaise banegi? Anand Vihar side mein bhi aise small projects mein bahut dikkat aati hai.

Phir jab bechne gaya toh koi buyer nahi mil raha tha kyunki units itne kam the. Yeh 4 units mein toh aur bhi mushkil hogi, you'll be stuck.
Haan yaar, completed aur possession date ka mismatch bahut fishy hai. Builder se confirm karna padega, warna baad mein फस सकते हैं.
Bhai, Shri Shyam Realty Homes ka naam pehle nahi suna. Aur RERA applicable nahi hai? Yeh toh seedha red flag hai, especially for a new buyer like me. Resale ka toh baad mein sochenge, pehle legality dekho.
