Shri Shyam Realty's hidden charges are insane?

Been looking for 8 months now and thought I had a handle on things. Just got the final offer from Shri Shyam Realty in Sector 25 Dwarka and the 'other charges' section is a shocker. PLC, IFMS, club membership... honestly, this wasn't all clear upfront. My budget is already stretched and these extras add like 15% more. Is this normal? Did anyone else face this? What did you do?
