Just got possession of my flat in Shriram 107 Southeast Phase 2 last month and honestly, some things genuinely surprised me. The initial snags were expected, like a few paint touch-ups, but I'm really concerned about the long-term stuff for investment. Power backup here is only for common areas and just a couple of points inside the flat. Is this normal for new projects in Bangalore? How does this impact tenant attraction or even resale value down the line? I was expecting full flat backup, not sure if that's unrealistic now. Also, water supply seems a bit inconsistent. I'm worried about tanker dependency eventually. Is this common, or should I be pushing the association more? What's your experience with water and power in newer societies?

Look, full power backup for flats is becoming rarer in new projects due to cost and environmental concerns, but they should at least offer a robust paid
62L-84L price range mein full power backup na dena thoda shocking hai. Market mein itne options hain. Is price point pe toh basic amenities expect karte hain log, especially in a city like Bangalore. Current market conditions mein demand thodi slow hai, isliye builders ko better quality deni chahiye to attract buyers.
Total units 708 hain, itne logon ke liye limited power backup aur water, soch ke hi darr lag raha hai. Association ko push karna padega, warna future mein bahut problem hogi.
Exactly! Value for money nahi lag raha, considering the issues you're facing.
Water issue is a big red flag, especially for resale. I booked a flat in Adigara Kallahalli a few years back, and faced similar tanker dependency after a year. It's a daily headache and tenants hate it, they just move out. Always check borewell permissions and BWSSB connections properly before buying. Builders often hide these details, and then you're stuck with huge monthly tanker bills.
Bhai, ye toh common ho gaya hai Bangalore mein. Builders promise karte kuch hain, deliver kuch aur. Which tower are you in? Phase 2 toh kaafi time se under construction tha, I remember seeing ads for it years ago.
Haan, delays toh normal ho gaye hain. Mere friend ka bhi yahi haal hua Agrahara Layout mein, promises kuch aur the reality kuch aur.
Hum A Block mein hain. Wahi yaar, possession delay bhi hua tha. RERA number PRM/KA/RERA/1251/308/PR/190715/002689 toh hai, par uske baad bhi quality control kaafi weak laga. Water pressure toh subah itna kam hota hai ki shower lena mushkil ho jaata hai, aur AC points bhi standard nahi diye hain.
Totally relate! Hum bhi Shriram 107 mein soch rahe the book karne ka, par ab darr lag raha hai. Ye power backup aur water issues toh bahut serious hain yaar.
