Shriram 107 Southeast Phase 2, just took possession of my unit a few months back. Honestly, some minor cracks and fitting issues are already popping up. Makes me wonder about long-term maintenance costs and future resale ROI. Do these small construction snags really hit investor returns badly? And are those fancy amenities just a distraction from core build quality?

Sahi baat hai, amenities dikha ke sab bech dete hain. I bought a flat in Aavalahalli two years back, not Shriram, but a similar 'reputed' builder. Initially, everything looked great. But after a year, seepage issues started, then plumbing problems. The maintenance team is useless. My property value hasn't appreciated as much as I hoped because
Bhai, Shriram ka track record toh mixed hi hai. Quality pe compromise is common.
Oh god, this is exactly what I'm scared of. I'm looking at properties around Agrahara Layout and seeing so many new projects. Is Shriram generally known for this? I thought their RERA number (PRM/KA/RERA/1251/308/PR/190715/002689) would guarantee some standard. What's the point of RERA if basic quality is compromised?
Yaar, you're not alone. Shriram 107 Southeast Phase 2 kaafi discussion mein hai for these issues. My friend also bought in Phase 1 and had similar complaints about finishing. For a project in the ₹62 L – ₹84 L range, you expect top-notch quality, not 'minor cracks' after a few months. This really impacts the perception and, eventually, resale value. Builders promise the moon with amenities but cut corners on the basics. It's a classic trap for first-time buyers like us.
Totally agree yaar. Builder bas paisa dekhta hai.
Sahi kaha, U1. RERA number (PRM/KA/RERA/1251/308/PR/190715/002689) bas ek formality ban gayi hai for many builders. It ensures registration and timelines, but quality control? Not always. Shriram 107 Southeast has 708 units, so imagine the scale of these small issues compounding for the builder. It's a cost-saving measure for them, a headache for us.
