Builder brochures are such a scam, yaar. I'm looking at Shriram Smrithi, finally taking the plunge after being fed up of renting. But jo amenities dikhate hain, woh actual mein kitne work karte hain? My friend told me about his previous society, clubhouse was a ghost facility, hardly usable. Kya builders maintenance charge bhi pura lete hain for unused stuff? Log bolte hain promised vs delivered mein bahut difference hota hai. Any experiences with Shriram Smrithi or other Bengaluru projects? How do you check this before buying?

You're right about the difference. I'd suggest asking for a detailed list of amenities and checking the RERA documents for promised timelines and specifications. Builders sometimes delay phases for amenities or use cheaper materials than expected.
