Shriram Smrithi's amenities: Are they actually *used*?
The reality of 'premium amenities' in Bengaluru projects often hits hard after moving in. I'm currently in a 2BHK and thinking of upgrading to a 3BHK or even a small villa, maybe Shriram Smrithi. I already have a home loan so the EMI jump needs to be worth it. What's the real deal with clubhouses and green spaces? Are they actually functional and used daily, or just ghost facilities that add to the maintenance charges? I'm talking about actual open space, not just cramped towers with a few potted plants. Does it feel like a genuine home with usable facilities for families? Or is it just a checklist for the builder? Would love to hear experiences, especially from those who moved into projects with big amenity promises. Any tips on what to look for during site visits to gauge this better?

Exactly my fear! I almost booked in a project near Agrahara Layout last year. They showed us these amazing renders of a swimming pool and sports courts. Turns out, the pool was tiny, and the courts were just marked spaces on a regular pavement, that too full of cracks. Builder ne sirf checklist complete ki thi, amenities ka quality bahut poor tha. It felt so misleading. Glad I backed out, warna EMI ka bojh aur ghost facilities ka gham hota.
In this current Bengaluru market, many projects are struggling with full occupancy. So even if amenities are good, if there aren't enough residents, they won't be used optimally. Plus, rising cost of living means people cut down on 'extra' activities within society
Occupancy rate check karo, tab pata chalega kitne log use karte hain. Empty societies mein toh sab ghost hi hota hai.
U2, you dodged a bullet. My friend bought near Aavalahalli, similar story. The 'jogging track' is basically a glorified footpath around the building. What's the point of paying for that?
