Been tracking Pune's real estate for two years now, especially for investment properties. Shubh Veda (UPCOMING) caught my eye, but the current pricing, ₹1.60 Cr onwards for a 2/3 BHK, feels a bit high for an upcoming project. I'm already in a 2BHK, thinking of a second property for capital appreciation and maybe rental income. Builder ka delivery track record kaisa hai? Pre-launch mein kya rates the, matlab, kitna upside bacha hai abhi? Resale market mein liquidity kaisi hogi for this area? Who will buy this in 5-7 years for a good exit? Investors ka ratio kitna hai yahan? Don't want a ghost society, you know. Kya ROI expect kar sakte hain? Any thoughts on its long-term potential?

I checked Shubh Veda's RERA, it's P52100080358. Possession date is 2030-12-01. That's a loooong wait! Almost 6 years from now. With such a long timeline, builder ka past project delivery on time kitna important hai, yeh soch lo. Kisi ko idea hai inka track record kaisa hai past projects mein?

Long wait time is a huge red flag for me. Mera ek friend ne isi builder ka ek project liya tha near Sinhagad Road, 2 saal late ho gaya tha. Sirf construction delays hi nahi, quality issues bhi aaye the. Be very careful.

Totally agree with you, the price feels steep. Especially for an area jo abhi fully developed nahi hai. Pre-launch mein kya rates the iska idea ho toh hi samajh aayega kitna upside bacha hai. Otherwise, it feels like we're buying at peak.
Bhai, 1.6 Cr for an UPCOMING project is seriously pushing it. Builder ka track record toh sabse pehle dekhna chahiye. Itna high entry point hai, exit kaise milega?
