Shubhkamna Lords vs Jaypee Kensington: Which is better?
I'm confused between Shubhkamna Lords and Jaypee Kensington Park. Lords is cheaper, but Kensington has a better brand. What do you think about construction quality of both? Also, Lords is ready to move, but is the resale value good? Kya kisi ko pata hai which offers better ROI in Noida?

Mera personal take yeh hai ki brand value Jaypee ki zaroor better hai, but unke track record mein delays aur court cases bhi rahe hain. Lords ready-to-move hai aur sasta bhi, which is a big plus for first-time buyers. But cheaper doesn't always mean better ROI. Aapko construction quality, society management, aur future infrastructure development us area mein bhi dekhna padega. Dono projects mein se jo aapke daily commute aur family needs ke hisaab se better fit ho, woh choose karo, ROI ke peeche zyada mat bhaago unless you're an investor.
Resale value aur ROI ka toh market conditions pe bhi depend karta hai. Noida mein current real estate market kaisa chal raha hai, especially for 2BHK/3BHK units? Kya abhi bhi buyers ready-to-move projects mein invest kar rahe hain ya under-construction ki taraf ja rahe hain?
Depends on the price point also. Agar aapko bahut kam mein mil raha hai toh resale mein profit ho sakta hai. But generally, the market is slow for average projects. Good projects with strong connectivity still find buyers quickly.
Noida ka market abhi mixed signals de raha hai. Ready-to-move mein demand hai, especially for good societies, but resale mein thodi stagnation hai, particularly in projects that aren't in prime sectors or have too many units. Alistonia Estate jaise areas mein toh phir bhi chal raha hai, but Lords jahan hai, wahan resale mein buyer milna thoda tough ho sakta hai. ROI ke liye you need to hold for a longer term, short-term gains are rare in current scenario.
Dekho, Lords 2020 mein hi possession de chuka hai (Possession date: 2020-12-31), so ready-to-move toh hai. But for resale, it depends on demand. Total 888 units hain, so supply kaafi hai. Agar location bahut prime nahi hai ya amenities average hain, toh resale value utni jump nahi karti. Mera ek cousin Alpha I Greater Noida mein hai, usne bhi RTM liya tha 2019 mein, abhi tak buyers milne mein dikkat hoti hai.
888 units? That's a lot! Itna competition hoga resale ke time pe toh.
Exactly! Resale mein sabse badi problem maintenance charges aur society ki condition hoti hai. Lords mein maintenance kitna hai aur society fund kaisa manage ho raha hai? Sometimes these 'cheaper' projects have high hidden costs.
Lords ka price range (₹41 L – ₹87 L) toh definitely attractive hai, especially for a ready-to-move project. Builder se direct deal karne mein thoda negotiation ka scope bhi mil jata hai.
Bhai, construction quality ka toh sabse bada issue hota hai. Jaypee ka brand value accha hai no doubt, but unke projects mein bhi delays aur quality issues ki complaints aayi hain pehle. Lords ka RERA number (UPRERAPRJ10636) check karlo, aur site visit karke construction dekhna bahut zaroori hai. Sirf saste ke chakkar mein mat padna.
Yeah, especially with these mass housing projects, quality control is often a huge problem. Mere friend ne Noida Extension mein liya tha, abhi tak plumbing issues aate rehte hain.
Sahi keh rahe ho. Lords ka construction quality personally kaisa laga hai kisi ko? Ready to move bolte hain, but andar ka kaam kaisa hai? Builders aksar finish mein compromise karte hain for RTM projects.
