Shubhkamna Lords vs JMD Siddhi Vinayak: Which is better?
Hi everyone, I'm looking at Shubhkamna Lords and JMD Siddhi Vinayak in Noida. Both are ready to move, which is great. What do you think about the location of each? Is one better connected than the other? Also, anyone have experience with the construction quality of either builder? Which offers better value for money considering the price? Any advice would be appreciated! Kya aap logon ko pata hai about resale value?

U1, resale value is a big gamble right now in Noida. With so many ready-to-move options and new projects coming up, the market is saturated. Location plays a huge role. If JMD is closer to commercial hubs like Alpha I Greater Noida or has better metro access, it *might* have better long-term appreciation. But Shubhkamna Lords' lower entry price could mean good rental yields if you're looking for that.
I visited Shubhkamna Lords last month. The flats looked fine, but construction quality felt a bit average, not premium. Finishing was okay, not great. For 41-87L range, I expected slightly better. JMD Siddhi Vinayak mein thoda better finish milta hai, but again, you pay for it. Don't just look at price, check the build quality carefully for both. Value for money is subjective.
Shubhkamna Lords ka RERA number hai UPRERAPRJ10636, possession date was 2020-12-31. So it's properly completed. My cousin bought a 2BHK there for around 55L, which is decent for a ready-to-move. JMD Siddhi Vinayak ka price range usually higher hota hai, right? What's the current market rate for JMD, anyone know?
Resale value ke liye, JMD Siddhi Vinayak might have an edge due to its more central location and established infrastructure around it. Shubhkamna Lords is good value for money if you're okay with the periphery, but appreciation could be slower. This Noida market is tricky now.
The current market for JMD Siddhi Vinayak depends on the tower. For a 2BHK, expect something in the 65-80L range for a good unit. It's a premium over Shubhkamna Lords no doubt. Location convenience near Alpha II area makes it attractive for some, but that price jump is real.
U5, you're right about Shubhkamna Lords' RERA and possession. My agent told me JMD Siddhi Vinayak is definitely pricier, sometimes 10-15% more for similar carpet area. They claim better amenities and location, but that extra cost is a big factor for budget-conscious buyers like us.
Hey U1, same boat yaar! I'm also confused between these two. I heard Shubhkamna Lords is near Ajayabpur, which is a bit far from the main city hustle, but maybe quieter? JMD Siddhi Vinayak ka location thoda better lag raha hai connectivity wise, especially if you need to travel towards Delhi daily.
Connectivity is key, especially for first-time buyers. I visited JMD Siddhi Vinayak and it felt more established, near some commercial hubs. Shubhkamna Lords, while ready, felt a bit isolated to me when I checked it out last year. Plus, the price difference for similar configurations can be significant.
True, JMD Siddhi Vinayak has better connectivity for sure. My friend lives near there and says the metro access is a big plus. But construction quality ka sunna hai Shubhkamna Lords ka achha hai. Any thoughts on that?
