Shubhkamna Masters Villas: Rental yields are often overstated

Been tracking Noida for a year now, especially completed projects. I'm based in Dubai, so can't do site visits easily. Looking at Shubhkamna Masters Villas. At ₹3.74 Cr, what's the actual rental yield people are seeing? And for resale, is there any liquidity? Worried about long-term exit strategy and capital appreciation.

Bhai, ₹3.74 Cr for Shubhkamna Masters Villas, aur rental yield ka sochna... thoda mushkil hai. I've been seeing similar projects in Noida Extension, especially those completed around 2016-17 like this one. The rental yields are usually in the 1.5-2% range, not more. Builders always inflate these numbers to attract investors, but actual ground reality is very different. For resale, liquidity is a major concern, especially for high-value villas. My friend bought a villa near Alistonia Estate a few years back, still struggling to find a buyer at a decent
