Shubhkamna projects: Which one for NRI investment?
I'm based in Dubai and looking at Noida for investment. Shubhkamna Apartments vs Masters Villas? Masters Villas is ready, sahi hai, but apartments offer more potential ROI, I think. Apartments mein possession ka risk hai. Which one would you pick if you were me? Need property manager recs too!

Original poster, aap thoda galat info pe ho. Shubhkamna Apartments is NOT under possession risk. It's a completed project, possession was given way back on 2013-05-01. The price range is ₹1.0 Cr – ₹1.7 Cr. So, the 'possession ka risk' factor is null and void here. Masters Villas is ready, that's true, but don't discount the apartments based on wrong info.
Oh, it's completed? That changes things completely! Masters Villas aur Apartments, dono ready hain toh choice ab ROI aur maintenance pe zyada depend karegi.
Wow, 2013 ka hai? That's a game-changer! Original poster must be confused. For an NRI, a completed project with clear papers is always better than chasing possession. Good information, U3!
U3, that's interesting! Because my cousin booked in Alistonia Estate nearby, and even after completion, the builder delayed the final handover for almost a year due to some occupancy certificate issues. Woh poora NRI investor tha, aur bahut pareshaan hua tha. Toh completion aur smooth possession, dono alag cheezein hain. How are you so sure about Shubhkamna's smooth handover and all clear papers for NRI buyers?
Bhai, NRI investment ke chakkar mein bohot builders ne logon ko loota hai. Shubhkamna ka track record pehle check kar lo achhe se. My friend invested in a project in Ghaziabad, same builder, aur usko possession mila hi nahi time pe, 5 saal tak ghoomta raha. Noida mein bhi aise cases hain. Masters Villas ready hai, toh at least woh physical property hai, par apartments mein ROI ka promise karke phasa dete hain. Kya koi Shubhkamna Apartments ke quality aur builder ki reliability pe insight de sakta hai?
Yes, U2 is right. Shubhkamna Apartments has been around for a while, almost 135 units hain wahan. Main toh Alpha I Greater Noida mein dekh raha tha, wahan bhi builders ki alag hi kahani hai. But Shubhkamna Apartments ke post-possession experience ka kya scene hai? Koi wahan rehta hai ya jaanta hai?
Sahi keh rahe ho, U1. Builder ki reputation matter karti hai, even if the project is completed. Maintenance aur society issues bhi toh hote hain baad mein. Naye projects mein toh aur bhi darr lagta hai.
Jo aap bol rahe ho, woh general builder issues hain, totally agree. But specific to Shubhkamna Apartments, it's actually a completed project. Possession date May 1, 2013 ki hai. So, possession ka risk toh yahan nahi hai, bhaijaan. Original poster, aap shayad kisi aur project se confuse ho rahe ho.
