Signature 84: Livability trumps brochure promises.
5 years of Gurgaon rent is enough. Landlord hiked it again, so I'm finally taking the plunge. Looked at so many places, most felt too far or too pricey. Signature 84 seems promising for a 3BHK around ₹4 Cr. My big question is about actual livability there. Are the amenities like the gym and clubhouse genuinely useful daily, or just show pieces? And what about the noise and general vibe? Is it a good home, or just looks good on paper?

Livability is key, yaar. Don't just look at the brochure. My friend bought a flat in a fancy project, but the society management is terrible, water issues, power cuts. Amenities are there, but always broken. For a 2028 possession, a lot can change. Have you checked the builder's RERA compliance history for their other projects? That tells you a lot about their commitment.
My broker told me the prices in that sector are only going up. With the connectivity improving towards Aerocity, projects like Signature 84 will command a premium. But yes, 4 Cr is a lot. Maybe try negotiating for a slightly smaller unit or a lower floor? Sometimes they have offers.
I visited their site last month. The sample flat looked amazing, no doubt. But the actual site is still very raw. They are promising possession by August 2028. My main worry is the noise from the ongoing construction nearby and the general dust. How will that affect daily life once people start moving in? And are the amenities really functional, or just for show?
I'm also considering Signature 84, but the ₹4 Cr tag for a 3BHK is really stretching my budget. What's the maintenance cost like after possession? Has anyone inquired about that? It's a hidden expense that adds up.
Agreed with U6. And about amenities, sometimes they charge maintenance for things that are barely used or not maintained properly. Check their past projects, if any, for reviews on amenity upkeep. It's not just about having a gym, it's about a functional, clean, and well-equipped gym.
Construction noise is a huge problem. I live near a new project in Baliawas and it's constant. Dust, traffic, workers everywhere. It can go on for years even after partial possession. If you're looking for peace, maybe a ready-to-move-in property, even if older, might be better.
Bhai, 4 Cr for a 3BHK is a huge amount. Signature 84 is still under construction, possession is 2028. Are you comfortable with waiting that long? Plus, the range starts from 3.6 Cr, so 4 Cr for a 3BHK might be pushing it. Have you checked other options near Badshahpur or even further down towards Sohna Road? The prices there are a bit more manageable for first-time buyers like us.
Sahi keh rahe ho. I heard Signature 84 has good amenities on paper, but on ground, the construction quality is still a question mark. For 4 Cr, you should expect top-notch everything, not just promises. The location is good, but the price for an under-construction project is making me nervous too.
Exactly! The waiting period is a big concern. What if there are delays? Builders often miss deadlines. My cousin booked a flat near Airport Road and got possession 2 years late. It was a nightmare managing rent and EMI simultaneously.
