Signature Global City 81 offers decent rental yield
Sector 81, just moved into Signature Global City 81 last month. Possession ke baad things look okay, but I'm trying to figure out the actual ROI here. I bought my unit for around ₹1.1 Cr. What's the real rental yield people are getting? My broker told me ₹25k-30k possible, but that seems a bit high. Also, capital appreciation ka kya scene hai? Not sure if prices will go up much more from here. Resale market kitna liquid hai, anyone tried selling already?

It's a tough market for first-time investors. Don't panic sell, but don't expect miracles either. Hold on for a few years, let the infrastructure develop further around Sector 81. Rental yields might be low now, but they tend to catch up over time as more families move in. Focus on the long-term value, not short-term fluctuations. This is not a short-term trading asset.
For the capital appreciation part, I'd say it's tricky. Prices have already moved up quite a bit in Gurgaon post-pandemic. ₹1.1 Cr is on the higher side for a Signature Global project in Sector 81, considering their initial launch prices were much lower, around ₹78 L. The real question is, how much more room is there for growth? Resale liquidity is directly tied to future appreciation expectations. If people don't see much upside, they won't buy in the secondary market easily.
Be careful with broker promises. They always inflate numbers to close the deal. I've seen so many projects where the promised rental yield never materialized. Signature Global has 420 units, that's a lot of inventory to compete with for rentals. Plus, many buyers are investors, so they all put their units up for rent, driving prices down. It's a classic supply-demand issue, especially in newer sectors. Don't rely on just one broker's word.
Haan, same experience with a project near Basai. Broker ne bola tha ₹20k aaram se, ab ₹15k mein bhi koi nahi le raha. What kind of rental yield are you seeing in your area, if you don't mind me asking?
You hit the nail on the head. The sheer number of units is a problem. Everyone is looking for tenants at the same time. This keeps rentals suppressed. It's not just this project, it's a trend across Gurugram right now.
I think the area has good potential, especially with the connectivity improving. Proximity to Airport Road is a plus. Give it some time, capital appreciation will definitely pick up. It's a long-term play, not a quick flip.
Guys, just moved into Signature Global City 81 last month. Possession toh mil gaya, which is a relief after all the delays, but now I'm stressing about the actual ROI. I bought my unit for around ₹1.1 Cr. My broker was saying ₹25k-30k rental possible, but honestly, that seems a bit too good to be true for this area. What's the real rental yield people are actually getting? Aur capital appreciation ka kya scene hai? Not sure if prices will go up much more from here. Resale market kitna liquid hai, anyone tried selling already?
Did you get a 2BHK or 3BHK for ₹1.1 Cr? That makes a big difference for rental. Also, check the RERA-GRG-PROJ-880-2021, has the project actually been fully completed as per their original plan?
Totally agree with what you said about the rental. My broker also gave me some fancy numbers for a project near Airport Road (Gurgaon side), but reality check kiya toh it was much lower. For Signature Global, I've heard rentals are closer to ₹18k-₹22k for a 2BHK, depending on the furnishing. You might need to adjust your expectations.
Bhai, ₹25-30k rental for a ₹1.1 Cr property in Sector 81? That's barely 2.7-3.2% yield. Even that feels optimistic given the current market. My friend in a similar project near Badshahpur is struggling to get ₹20k for his 2BHK.
