Iska pre-launch price kya tha, yaaron? ₹78L se shuru ho raha hai abhi, toh kitna upside potential dikhta hai aapko? Investor perspective se, kya yahan decent rental yield expect kar sakte hain? Aur 5-7 saal mein iska resale market kitna liquid hoga? Honestly, Signature Global ka delivery track record kaisa hai, time pe possession dete hain kya?

Totally agree with the overvalued part. I was looking at their Phase 1 and the prices went up so fast. Ab Phase 2 mein bhi wahi ho raha hai. Maybe wait for some time? Or look at other builders in sectors nearby like 83 or 84. What do others think about waiting vs buying now in the current market?
I visited the site last month. Construction looked okay, but not super fast. The area itself is still very much developing. Lots of empty plots around. For a first-time buyer, this price might be pushing it, especially with interest rates where they are. Budget-conscious buyers should look at smaller configurations or slightly older projects in the vicinity.
Investor perspective se, I'm not sure this is the best bet. Rental yields in Gurugram are generally 2-3% only, which isn't great. For 78L, you'd need at least 20k-25k rent to make it worthwhile, which is tough in Sector 81 right now. Plus, the resale liquidity depends heavily on future development plans for the area.
78L is too much for a first-time buyer in that specific location, I feel. For that price, you could look at some ready-to-move options a bit further out, maybe near Badshahpur. The RERA number for this project is RERA-GRG-PROJ-1137-2022, right? December 2026 possession date seems optimistic given current construction pace.
Badshahpur is a good alternative, but then you compromise on proximity to central Gurgaon. It's a trade-off. For me, the concern is more about the builder's reputation for on-time delivery. Mere ek dost ka project delay ho gaya tha Signature Global ka.

Delivery track record Signature Global ka mixed bag hai, yaar. Kuch projects time pe diye hain, kuch mein delays hue hain. Sector 81 is developing, but connectivity to main Cyber City still needs work. Resale liquidity 5-7 saal mein theek ho sakti hai agar infrastructure improve hua.
Bhai, pre-launch price toh shayad 65-70L ke aaspaas tha for the smaller units. 78L abhi toh kaafi high lag raha hai. Upside potential ab limited hi lag raha hai, especially with the current market in Gurugram. Rental yield bhi average hi milega, not great.
