Signature Global City Phase 1: snag list worries?
After years of renting in Gurgaon, finally decided to take the plunge. Landlord just hiked rent again, so the EMI vs rent math made sense. Booked a flat in Signature Global City Phase 1 last year. Possession is due soon, and I'm honestly worried about the actual build quality. Heard stories about cracks appearing fast, or seepage after a monsoon. Also, how much do actual delivered amenities match what's in the brochure? Are the green areas genuinely usable, or just tiny patches? I'm picturing a long snag list already. Anyone else in Signature Global City Phase 1 or similar projects faced major issues right after possession? What should I look out for during inspection? Is it normal to have so many issues initially? Really hoping to avoid a nightmare after all this saving.

And what about the actual carpet area vs. super area, did you get clarity on that?

My cousin took possession of a flat in another builder's project on Airport Road last year, and yes, there were issues like minor cracks and paint work, but they got resolved within a month or two. The key is to be persistent with the builder. Don't panic prematurely, just be prepared with a good inspection checklist. The price range of ₹92 L – ₹1.7 Cr is quite competitive for Gurgaon right now, so there's always some give and take.
Totally disagree with 'don't panic prematurely'. Better to be over-prepared. My friend got a flat in their other project in Basai, and they literally had water coming through the ceiling during the first heavy rain. Builder took months to even acknowledge, let alone fix. They kept saying 'it's just initial settlement'. That's why OP's worry is valid and needs to be taken seriously.
I wish it was just minor snags, but I've heard stories of major structural issues like continuous seepage after a few monsoons. That's not just a 'snag', that's a nightmare. Being persistent can only do so much, especially if the underlying issue is poor construction.
Totally understand your worry, bhai. Signature Global ka track record mixed hi hai. My friend booked in their other project near Badshahpur and faced a lot of issues with the finishing, especially bathroom fittings. Snag list toh definitely prepare karni padegi. Don't rely on the brochure pictures too much.
Haan yaar, Badshahpur side toh construction quality ka bahut problem hai in general. Finishing issues are common.
