Signature Global Golf Green: My honest take on the amenities and community life in Sohna
Hey everyone, I've been looking closely at Signature Global Golf Green in Sohna, especially from the perspective of what it offers for daily living and community. It's a completed project, launched back in July 2020, with 852 units spread across 5 buildings on 5.91 acres. The prices range from ₹41.51 L to ₹75.05 L, averaging ₹11690 per sqft. The RERA number is GGM/399/131/2020/15. For a project of this scale, the expectation is a good mix of amenities and community spaces. While specific details on every single club facility aren't always highlighted, the name 'Golf Green' hints at a focus on open spaces and possibly sports-related activities, which is great for families. A completed project means you can actually see the club facilities, the community hall, children's play areas, and green spaces. These are crucial for building a neighborhood feel and ensuring practical livability. The lifestyle here would largely depend on how well these shared spaces are maintained and utilized by residents. Are there active resident welfare associations? Are the common areas vibrant? These elements truly shape the end-user experience beyond just the apartment itself. It's about finding a place where you can connect with neighbors and enjoy accessible facilities. My take is that for its price point and being fully ready, it offers a tangible look at what you're buying into for community and lifestyle.

My broker is pushing hard for this project, saying it's a 'steal' because it's completed and ready to move. But after reading all these comments, I'm getting nervous. Is it really worth it, or should I wait for something closer to Gurugram main city, even if it means paying a bit more or buying an under-construction project? The current market conditions in Gurugram are so confusing.
I'm looking for a 2BHK and the 42L starting price is within my budget, but I'm skeptical about the maintenance charges for a project with so many units. 852 units means a lot of shared expenses. Does anyone have an idea about the current maintenance cost per month? And also, is water supply consistent in Sohna?
I heard from a relative that for some older projects in Sohna, water quality can be an issue, especially for drinking. Have residents installed purifiers, or is the provided water potable? This is a huge concern for me.
That maintenance rate sounds reasonable. But do check the quality of amenities they are maintaining. Sometimes builders charge but don't deliver on upkeep. Also, for water, it's always good to check borewell depth and dependency on external tankers in the long run. My friend in Baharampur Naya faces issues sometimes.
Maintenance charges are around ₹3-3.5 per sqft, which is pretty standard for these projects. So for a 600 sqft apartment, expect ₹1800-2100. Water supply has been consistent so far, no major issues, but it's a concern for many in the larger Sohna area, especially during summer.
I visited this project last month. The amenities are decent, nothing extraordinary, but the green spaces are quite good. However, the connectivity to main Gurgaon is still a concern for daily commuters. Has anyone here actually moved in? How's the daily commute experience to say, Cyber Hub or Golf Course Road?
Yes, I moved in six months ago. The commute to Golf Course Extension Road is manageable if you leave early, but after 8 AM, it's a nightmare. The community feel is good though, lots of families. But for convenience, it's a trade-off. RWA is active, which is a plus.
Connectivity is a major issue, bhai. My office is near Airport Road and I checked the commute, it's easily 1.5 hours during peak traffic. For that kind of daily grind, I'd rather pay a little more and be closer. I'm still looking at options closer to Badshahpur.
Yaar, Sohna mein prices abhi bhi itne high hain? 41.51L for a completed project sounds okay, but the per sqft rate of ₹11690 seems a bit much for that area. What do you guys think, is it justified for a Signature Global project?
True, the price is definitely on the higher side. But Signature Global ka track record Gurgaon mein theek hi raha hai affordable housing mein. Maybe they are banking on the future development of the Sohna-Gurgaon road. Still, for a first-time buyer like me, it's a big jump.
I agree with your point about the price. Sohna is developing, but ₹11690 per sqft feels like Aerocity-level pricing almost, for a project completed in 2020. I'm worried about appreciation potential there.
