Landlord just hiked my rent again, fed up of renting. Finally looking to buy, Signature Global Proxima 1 ₹25-26L mein theek lag raha hai. But I've noticed carpet area on paper often feels smaller on site. Is this common with affordable housing? What did residents find after moving in? Matlab, actual usable space kitna effective hai? Aur possession ke time, koi hidden charges ya quality issues toh nahi mile? Any specific checks for carpet area during final walkthroughs? Hope this helps someone.

Gurugram mein ab affordable bhi affordable nahi raha. Current market conditions are crazy, prices just keep climbing. Proxima 1 is probably the last decent option at this range, but still, buyer beware.
Hidden charges are a real menace! My friend bought a flat in Baharampur Naya and got hit with unexpected maintenance charges and utility connection fees just before possession. Make sure you get a clear breakdown of all charges in writing, including stamp duty, registration, and future maintenance. Don't just rely on the ₹25-26L figure.
Exactly! The ₹25-26L is just the base price. Add GST, EDC/IDC, PLC if any, car parking, club membership (if applicable), and then stamp duty and registration. It easily goes up by 15-20% minimum. Builders rarely highlight these upfront. This is a crucial point for first-time buyers, always factor in at least 3-4 lakhs extra.
My brother booked in Signature Global's other project near Airport Road a few years back. He faced similar issues with carpet area feeling smaller. Plus, the possession date, which was initially 2022, got delayed to mid-2023, and then some minor quality issues popped up after moving in, especially with plumbing. For Proxima 1, the possession date is Dec 2023, which is very soon. Have they actually started handover or is it just on paper? Someone please confirm.
RERA portal is a good tip. Builders often push dates till the last minute.
I heard from a friend who works in real estate that Proxima 1 possession is indeed on track for Dec 2023 for some towers. But yes, delays are common with affordable housing, especially with builder finishes. Always check the RERA portal for updates, the RERA number is GGM/383/115/2019/77 for this one.
Bhai, same situation here! Rent se toh jaan nikal gayi hai. I also saw Proxima 1, the price looks tempting for Gurugram. But your point about carpet area is so valid. I visited a site near Badshahpur last month, and the 2BHK felt like a studio. Is this a new trend or just affordable projects?
Totally agree with this. Measuring tape leke jao site pe. Vision se zyada reality matter karti hai.
Yes, it's common for affordable housing. Builders often try to maximize saleable area by including balconies and wall thickness in the super area, making carpet area feel tiny. Proxima 1 ka floor plan online dekha tha, rooms did look a bit compact. You need to physically measure during site visits.
