Visited a Signature Global project in Sector 80. Unhone bola possession jaldi milega, but site pe progress dekh ke darr lag raha hai. Builder-buyer agreement mein delivery delay clauses kitne weak hote hain, I had no idea. RERA mein kya dekhte hain for delivery risk?

Ye builder-buyer agreement mein delay clauses ka kuch solution hai kya? Like, can we negotiate for better compensation if there's a delay? Or is it always a standard, take-it-or-leave-it kind of situation? The current market is so tough for buyers.
Negotiate? Lol! They just tell you to sign or lose the booking amount. My agreement had a clause for Rs 5
Hmm, I heard some people actually got possession from Signature Global, though maybe with slight delays. Kya kisi aur ka experience acha raha hai Signature Global ke saath, ya sabhi ne sirf delays hi face kiye hain?
It's a mixed bag with most builders, not just SG. My advice is to physically visit the site regularly, not just once. Talk to the current residents or workers if possible. And most importantly, get everything in writing, and understand every clause in the agreement. Don't just rely on sales pitch.
Actually, some of their earlier projects on Airport Road side did get delivered, but those were smaller. The newer, larger projects seem to be struggling more. Current market conditions with material costs and labour issues are also playing a role.
Achha experience? Kaunse project mein? Details batao please, for real. Most of my friends are stuck.
I was also looking at a Signature Global project near Badshahpur, but after hearing so many stories like this, I'm super hesitant. Mera budget bhi limited hai, aur yeh delays toh double burden ho jaate hain – rent bhi do, EMI bhi do. Aise mein kya karna chahiye? Should I look for ready-to-move options only?
Ready-to-move is good, but check the age of the building. Sometimes they sell old stock as 'ready-to-move'. Always consult a good property lawyer before signing anything. They can spot these hidden clauses.
Yes, ready-to-move is best if you can afford it. My friend booked in Signature Global Park 4 & 5, which is also around Badshahpur, and they are facing similar issues. RERA ID P52100020302 ka completion date Dec 2023 tha, but abhi tak toh kuch khaas progress nahi hai. Better avoid projects with a history of delays.
Ready-to-move options are definitely safer for first-time buyers, especially in this unpredictable market. Par unki prices bhi zyada hoti hain usually. Aapko thoda adjust karna padega budget mein ya location mein.

Totally agree yaar! Ye builder-buyer agreement toh one-sided hota hai. Builder ke liye saare loopholes, buyer ke liye sirf headaches. Meri toh neend ud gayi hai soch soch ke.
Signature Global ka track record waise bhi doubtful hai. Bach ke raho. Yeh log sirf baatein karte hain.
Bhai, you are not alone! Mera bhi same haal hai, ek aur project mein. RERA mein project ka completion date dekho, aur promoter ki history check karo. Agar unhone pehle bhi projects delay kiye hain, toh red flag hai. Aur RERA website pe quarterly updates bhi check kar sakte ho for actual progress.
