Signature Global Synera mein investor ratio kaafi high lagta hai, from my experience Mohali mein. Jab koi project complete ho jaata hai, tab end-user demand kitni hai, yeh matter karta hai for long-term ROI. Kya aap logon ko lagta hai ki yahan rental yield achha milta hai? Ya phir amenities aur society upkeep ke wajah se end-users yahan kam aate hain? Main long-term exit strategy soch raha hoon, so ghost society ka darr hai. Mohali mein aise projects ka kya future hai? Koi rehta hai yahan ya sirf investment hai?

Mai toh bolunga, investment se pehle ground reality check karo. Mere ek relative ne Badshahpur area mein ek project mein invest kiya tha, same issue wahan bhi tha - high investor ratio. Jab tak achhi schools aur daily convenience stores nahi aate aas paas, end-user nahi aate. Sirf 'completed' hona kaafi nahi hai. Rental yield tabhi achha milega jab actual demand ho.
Toh, actual mein kitna rental yield mil raha hai yahan par? Koi resident hai jo bata sake? Ya kisi ne property rent pe di ho?
Aisa nahi hai ki har jagah ghost society ban jaati hai. Current market conditions Gurugram mein bhi challenging hain, but quality projects mein end-users aa hi rahe hain. Signature Global ka brand value bhi hai. Agar maintenance society ne take over kar liya hai aur amenities achhi hain, toh rental demand dheere-dheere pick up karegi. Long-term exit strategy ke liye thoda patience rakhna padega.
Sahi baat hai. Badshahpur ka haal toh sabko pata hai. Gurgaon side Airport Road ke projects mein bhi yahi chal raha hai, bahut options hain par end-users limited. Mohali mein bhi oversupply ka problem ho sakta hai.
Dekho, agar possession time pe mila hai aur RERA compliant hai (RERA no. 10 mentioned), toh builder ka intention toh clear hai. Ho sakta hai amenities aur upkeep ki problem ho, but Mohali mein growth potential toh hai. Agar rental yield thoda kam bhi ho, toh appreciation ka chance hai. Kya pata end-users abhi shift kar rahe hon.
Hmm, interesting point. Koi bata sakta hai kya is project ka RERA number aur possession date kya thi? Shayad usse kuch idea lagega builder ke commitment ka. Aur price range kya chal rahi hai abhi?
Price range toh ₹42 L se ₹70 L tak hai. Abhi bhi kuch units mil jaayenge is range mein, but resale mein thoda negotiation ho sakta hai.
Haan, RERA number 10 hai iska, aur possession 2019-03-01 ko mil gaya tha. Matlab project completed hai.
Totally agree with you, the original poster. Mera ek friend hai, usne bhi Mohali mein ek project mein invest kiya tha, naam nahi lunga. Initial years mein toh theek tha, but ab rental demand bilkul down hai. Amenities bhi maintain nahi ho rahi theek se, toh end-users aate hi nahi. Lagta hai yahan bhi same scenario hai, especially with so many units (824 units, right?). Ghost society ka darr real hai, yaar.
Bhai, exactly yahi darr hai mujhe bhi! Mohali mein aise projects kaafi hain jahan initial buzz toh bohot hota hai, but occupancy baad mein pata chalti hai. Signature Global Synera ka investor ratio sunke toh aur tension ho rahi hai. Long-term rental yield agar nahi mila, toh phasega paisa.
