Signature Global The Roselia

Visited Signature Global Roselia and Mahira Homes 104 last weekend. I'm currently in a 2BHK in Sector 62, thinking of upgrading to a 3BHK. Roselia is ready to move but price ₹78L bol rahe hain. Mahira Homes 104, under-construction, is so much cheaper, like ₹25L for a 2BHK. Not sure if the ready-to-move premium for Roselia is worth it. What about the appreciation for such different price points? Is Mahira risky for a 5-year investment compared to a completed project like Roselia, given the builder track record? Already have a home loan, so EMI will be a factor.
