Honestly not sure if this is common knowledge, but I found something interesting about Sikanderpur. I'm currently in a 2BHK in Sector 70, thinking of upgrading, but was checking 2BHKs for a friend. For that ₹80L-1.5Cr range, don't just look at big names. Some smaller projects near IT City or Aerocity extension are giving better ROI. Jabki, most focus on established ones. Check builder's past OC record. Price jump for 3BHK isn't always worth it if you're chasing returns. Hope this helps first-time buyers.

Dekho, ROI ka chakkar theek hai, but as first-time buyers, humein safety aur peace of mind bhi dekhna hai. Smaller projects mein potential high ho sakta hai, but due diligence double karni padti hai. Builder ka financial health, land title, RERA status, past projects ka OC record – sab kuch check karo. Sirf price dekh ke mat book karna. Mere ek dost ne Basai mein ek project liya tha, ab tak phasa hua hai. So, research, research, research!
I was checking out 'Green Residency' near Baliawas, it's a relatively smaller project but the amenities look decent and the price for a 2BHK is around 95L. Builder is 'Shanti Developers'. Anyone has any info on them or this project specifically? They're promising possession in 18 months. Sounds too good to be true, so I'm extra cautious. Builder ka past record kaisa hai?
95L for Baliawas? That's quite a bit. Uss se achha toh Airport Road ke paas kuch dekh lo, connectivity better milegi. Kya connectivity hai Green Residency ki?
Shanti Developers ka naam suna hai, but reviews kuch khaas nahi hain. Be careful.
Aerocity extension mein 2BHK ke liye kya price points chal rahe hain aajkal? And what about the current market conditions in Gurugram, especially for these areas? Is it a good time to buy, ya thoda wait karna chahiye? Rates toh kafi upar ja chuke hain already.
My personal experience bolta hai ki OC record *bahut* important hai. Maine 3 saal pehle Baharampur Naya mein ek small builder se 2BHK liya tha, woh bhi issi price range mein. Builder ne possession date 6 months extend ki, phir 3 months aur. Finally, got possession but OC aane mein 1.5 saal lag gaye. ROI toh achha mil gaya eventually because area developed, but mental peace ka kya? Har din tension rehti thi. So, OC record check karna is a must.
Exactly! Builder ne date extend kar di lol. Yeh toh har dusre project ki kahani hai. Small ho ya big, delays are common. But small builders mein recovery options kam hote hain.
OC late mila, but builder RERA registered tha kya? That makes a huge difference.

Especially for 2BHK, 80L-1.5Cr mein kya milta hai bade projects mein? Sirf naam ka brand. Any specific project names near IT City that you guys found promising? I'm also looking to invest for the first time.
Sahi baat hai bhai! Bade names ka sirf hype hota hai. ROI toh chhote projects mein hi milta hai if you pick wisely. Badshahpur side bhi check karo, wahan bhi kuch achhe options hain.
Hmm, I'm a bit skeptical. Smaller builders ka track record aur quality control ka kya scene hota hai? Kya unka construction standard bhi wahi hota hai jo bade players ka hota hai? First-time buyer hoon, darr lagta hai ki paise na doob jaayein. Koi risk nahi lena chahta.
