I almost booked a 3BHK in Sikanderpur two years ago for around 70L. Good thing I held back. The builder kept extending the possession date. Abhi bhi wahi haal hai. Make sure you check the builder's reputation and past projects. My friend got stuck in a project near Alpha-II Commercial Belt because of builder delays.

U3, RERA status is available on their site but it's always good to cross-check. For Sikanderpur, I saw some projects quoting around ₹7000-7500/sqft last month. 85L for a typical 1200 sqft 3BHK is pushing it, unless it's a very large unit or ultra-luxury.
Alpha I is good but check the possession timelines. Current market mein builders kaafi delays kar rahe hain. Sikanderpur ke rates bhi inflation ki wajah se upar gaye hain, but 85L is definitely on the higher side unless it's a very premium project. Have you checked the builder's RERA status?
Totally agree, U1! Sikanderpur is getting pricey. Alpha I Greater Noida mein better options mil sakte hain for similar configurations.
