Sikka Kirat Greens vs VRSA Ultima Heights - Help!
Guys, I'm confused between Sikka Kirat Greens and VRSA The Ultima Heights in Noida. Sikka is completed toh ready to move hai, but VRSA ka kya scene hai? Anyone has experience with VRSA's construction quality? Price-wise, VRSA looks cheaper, but is it really worth it? Kya Sikka mein resale value better milega? Also, which one has better connectivity to the metro? Location wise, which one is better for daily commute? I'm looking for investment, so ROI kismein zyada milega? Mujhe advice chahiye! What do you think? Has anyone invested in either? Please share your thoughts. Thanks!

Dekho, Sikka Kirat Greens is a known name, ready-to-move, and probably RERA registered (check this!). That's a huge plus for peace of mind and resale. VRSA The Ultima Heights, while completed and cheaper, has that 'Rera Not Applicable' tag. For a first-time buyer, I'd lean towards Sikka for security. The slightly higher price might be worth it for the peace of mind and easier future exit. But if your budget is super tight and you're willing to take a calculated risk, VRSA might be an option after thorough due diligence on the builder's past projects.
Investment ke liye dekh rahe ho toh ROI bahut important hai. Noida mein current market conditions dekho, ready-to-move properties ka demand zyada hai. VRSA ka price range ₹54 L – ₹82 L hai, which seems good, but will it appreciate well without RERA backing? Sikka mein resale value better milega, especially if you're looking at areas like Ajayabpur or Alistonia Estate for comparison.
ROI depends on the area's development too. If VRSA is in a less developed pocket of Noida Extension, even if cheaper, appreciation might be slow. Sikka is usually in more established areas. Check the master plan for both locations.
ROI is tricky. Sometimes these 'Rera Not Applicable' projects, if the builder delivers well, can give good returns because of the lower entry price. But the risk is high. Sikka is a known name, so that adds to the trust factor for resale. What about rental yield though? Which one has better rental potential?
Exactly my thought! Without RERA, future appreciation is a gamble. Who will buy it from you later if they also get scared of the 'Rera Not Applicable' tag? Sikka is a safer bet for ROI, even if it costs a bit more upfront.
I actually visited VRSA The Ultima Heights a few months back. They were marketing it as 'completed' and possession was indeed given around August 2023. The 'Rera Not Applicable' was explained to me as it being a smaller project, only 42 units. Price-wise, it was definitely attractive, I was quoted around 60-65 lakhs for a 2BHK. But the overall vibe and finishing didn't feel as premium as some other completed projects. Sikka ka resale value zyada better mil sakta hai for sure.
Mujhe bhi Sikka Kirat Greens zyada safe lag raha hai. But VRSA ka price tag bahut tempting hai, especially for a first-time buyer like me. Koi bata sakta hai VRSA The Ultima Heights ka construction quality kaisa hai? Aur metro connectivity ke liye kaunsa better hai?
Connectivity wise, Sikka Kirat Greens is slightly better if you consider the upcoming metro lines. VRSA is a bit further inside. For daily commute, Sikka might save you 5-10 minutes.
VRSA ki quality average hai, I've heard from a friend who visited. Sikka ki quality thodi better hai. Metro ke liye, dono projects Noida Extension mein hain, so connectivity almost same hi hogi, depends on which sector. Check Google Maps for exact distance.
Bhai, VRSA The Ultima Heights? 'Rera Not Applicable' sunke hi darr lag raha hai. Sikka Kirat Greens toh ready to move hai, at least peace of mind milega. Kya lagta hai, cheaper ke chakkar mein risk lena theek hai?
Sahi baat hai. My cousin almost got stuck with a project near Alpha I Greater Noida jo bola tha RERA exempt hai, but baad mein bahut issues aaye. Always double-check why RERA is not applicable, it's not always for small projects.
Haan, but price difference kitna hai? Sometimes, RERA exempt projects are older or smaller, that's why. VRSA ka possession date toh 2023-08-01 dikha raha hai, matlab recently complete hua hai. Shayad isiliye sasta hai?
Exactly! 'Rera Not Applicable' is a huge red flag for me. Even if it's completed, why no RERA? Builders use these loopholes. Sikka might be a bit more, but safety first.
