Did a site visit to Silverglades Group's project in Sector 167 last week, and honestly, the hidden charges they're quoting at possession are a joke. I work in real estate, but even I'm shocked by how much extra they spring on you for utilities, society formation, and other random things. Matlab, it's easily 5-7% extra on top of the property price and stamp duty. Is this normal practice in Noida Extension? Kitna realistically negotiate kar sakte hain in charges pe? Anyone faced similar surprises with them or other builders?

Oh god, this is exactly what I'm scared of! I'm looking at properties in Noida Extension too, and every builder seems to have some hidden cost. Is this like, a standard builder tactic now?
Haan bhai, it's pretty standard now. They quote a lower base price to attract buyers, then hit you with these 'final settlement' charges. It's frustrating for first-timers like us.
